  1. What kinds of pets do you allow? Do you permit exotic pets?
    Dogs and cats are allowed, with certain breed restrictions. Please contact the leasing office for details on restrictions.
  2. How many pets may I have?
    Up to two pets are allowed per apartment, and weight restrictions may apply.
  3. What must I bring with me to tour the apartment?
    We require valid government issued photo identification.
  4. What are the income and credit qualifications?
    We require our residents' gross income to be at least three times the rent. We do screen for credit issues. Credit difficulties, especially unpaid apartment related debt, may lead to a declined application.
  5. What is acceptable “proof of income” to sign a lease?
    We require your two most recent paystubs, an offer letter on company letterhead without contingencies, a scholarship letter from a financial aid office, or bank statements.
  6. What happens if I qualify for an apartment, but my roommate does not?
    You may find another roommate or reserve a smaller apartment that is available, if you prefer.
  7. Can I change to a month-to-month lease plan after my first year?
    Yes, you may. Your lease will automatically become a month-to-month lease after your first lease ends, unless you give us a 60 day written notice to vacate.
  8. What utilities are included in my lease?
    You are responsible for your utilities. Your water and trash bills will be billed in addition to rent, and are due with rent each month.

  10. Am I required to have renters insurance?
    Yes. It protects our property and your wallet, from certain unforeseen circumstances. We require $50,000 of personal liability coverage.
  11. If something needs to be repaired in my apartment, how do I report it?
    You may submit your request online via the resident portal and our professional maintenance team will respond the next business day. We are also happy to take your request at our leasing office in person, phone or email.
  12. When is my rent due?
    Rent is due on the first of each month. There is a grace period until the 3rd of each month.
  13. What day of the month am I liable for a late charge?
    The 4th of each month is the first day a late charge would be assessed.
  14. Is there a place I can pay my rent after office hours?
    We do not have a drop box, for security reasons. However, the Resident Portal is open 24 hours a day, the 1st through 3rd of every month, to make rent payments.
  15. There is a person who might be staying with me for a while; is that permitted in the lease?
    Yes. As mentioned in your lease, we allow guests to stay for up to 2 consecutive days and up to 14 days total each month, without prior written consent from the manager.
  16. My children live with me in the summer; do I need to notify you when they arrive?
    According to your lease terms, any occupant staying longer than 7 consecutive days would need to have written approval from the manager.
  17. Do you have cable services?
    Yes, AT&T is our exclusive provider.
  18. Does the property have a fitness center?
    Our strength training and cardio studio is available to residents 24 hours a day.
  19. Does the property have a swimming pool?
    Yes. Our sparkling pool is available to use from 8am-10pm, 365 days per year.
  20. Will you accept delivery packages for me?
    Our concierge package system is accessible 24/7 for you to retrieve packages at your convenience.
  21. Where do I register to vote?
    You may register to vote at your local Department of Motor Vehicles office, or at your local Department of Public Safety.
